南加房地產市場 再度紅火

南加州房地產市場再度紅火,房價一直穩定攀登,超過2007年10月泡沫時期高峰。持續走低的房屋抵押貸款利率是南加房價續往上衝的原因。

 

廣被關註的市場指標標普S&P/Case-Shiller房價指數指出,洛杉磯4月份房價創下2007年10月以來最高點。CoreLogic房地產數據公司也指出,橙縣今年5月平均房價65萬1500元,超過2007年泡沫時期高峰。

30年抵押貸款固定利率約3.5%或更低,距離2012年11月歷史低點的3.31%不遠,造成南加房價居高不下。

聖地牙哥州立大學Corky McMillin房地產中心講師庫恩Dana Kuhn指出房地產發展趨勢:

最令人嚮往的美國西岸大都市已從衰退中完全復甦,舊金山灣區目前房價高於過去十年的高峰。橙縣和洛杉磯、聖地牙哥都非常接近以前的高峰。西雅圖很不錯,波特蘭也很好。

住屋危機受害最嚴重的內陸帝國(聖伯納汀諾縣與河濱縣),恢復緩慢,可能只達以前高峰的80%到85%。另外,就業率回升,供屋需求上升,勢必使房價上揚。

南加土地越來越稀缺,迫使開發密度增加。但高密度的開發更難獲得批準,特別是南加州沿海地區的開發案往往需要多年時間才能批準。
